The business is open 4 nights per week only, Wednesday, Thursday, Friday and Saturday evenings with Friday and Saturday being the most popular.

Turnover is currently running in the region of £3,500 per week from wet sales and it is considered that there is a tremendous scope to increase turnover as the property benefits from a public entertainment licence with a limit of 180 customers.

 

TENURE

The property is held under the terms of a 24 year lease which was granted in 1993 and therefore has approximately 15 years to run. The passing rent is £10,000 per annum and the next review is due in 2005.

The lease is on a Full Repairing and Insuring basis and is free of any ties.

 

RATES

The property has a rateable value of £6,400 and the current rates payable are £3,271.38

Wine bar theft.

TWO new air conditioning units worth more than £5,000 have been stolen from the back of Jay's Wine Bar in Bench Street, Dover.

They were in their boxes and were taken between the early hours of Sunday, August 24, and 10.30am on Bank Holiday Monday, August 25.

As the units were heavy, police believe there could be more than one offender and that they would have used a vehicle.
